Hiring a ContractorTHE NORTH CAROLINA HOME PROJECT GUIDE

THE HOMEOWNER FIELD GUIDE

Compare mobile-home releveling proposals

First establish what has moved and what the contractor proposes to change. Avoid treating a symptom as a diagnosis.

Three conversations to have first

  1. Confirm the job type

Say that the home is already installed and whether it is single- or multi-section. Ask whether the company accepts stand-alone releveling rather than only setup after a move.

  2. Request findings before the remedy

Ask for measured findings and an explanation of what needs correction. A sticking door or uneven floor alone does not identify the cause; drainage, framing or support repairs may need separate assessment.

  3. Put the boundaries in writing

Separate inspection, leveling, pier or footing repairs, anchoring, skirting access and cleanup. Ask who handles any required permits and qualified trade work.

Put each proposal side by side

Line itemWhat to establish
HomeSingle- or multi-section, approximate age, foundation type and available manufacturer information.
InspectionMeasured findings, photographs and the proposed correction; ask whether other causes need specialist review.
LevelingWhich supports are adjusted, how the result is checked and what is excluded.
Related repairsPiers, footings, anchors, drainage, damaged framing and access through skirting as separate items.
ResponsibilitiesBusiness identity, applicable qualifications, insurance, permits and utility work.
CompletionWritten findings, completed-work photos, warranty exclusions and any follow-up specified in the contract.

Confirm who will do the work

Check the business named on the contract, the person or crew attending, insurance and any qualifications required for your particular scope. A listing does not establish these. Keep the proposal, photographs and completion record together.

Keep estimates comparable

Request the same work from each bidder. Ask what is excluded, what could change the price and what happens if the proposed work cannot go ahead. Avoid comparing a bare labor price with a full-service proposal.
